* Elen court is maintained by the NBROA but only from Shingle Springs Drive through the second parcel on the south side.  After the second parcel from Shingle Springs Drive on the south side, the remaining portion of Elen Court is private and not maintained by the NBROA.

All paved roads were resurfaced with slurry seal in 2003.

2004 Road Plans

Since we were able to slurry seal all of the paved roads in 2003, we hope to be in the position to maintain what is paved and start upgrading some roads that are not paved.  We plan to pave Neef lane through to Rancheria Dr.  We are also planning to grade some portions of Artesia.  Lastly we plan to install new gates at Tennessee and North Shingle similar to those at Shingle Springs Drive.

2003 Road Plans

We should hopefully by now be ready for a complete resurfacing of all paved roads with slurry seal, depending on how well the roads holed up over the winter.  This may have to be spread over two years if the costs rise by more than 30% from 2000.  At this time all five miles of paved roads should be in good condition, and we should have only minimal damage occur to the roads each year.  We can then settle down to a regular maintenance program of limited pothole repairs and a cycle of resurfacing that puts down a complete slurry seal every 5 years or so.

We are also planning on putting down a chip-seal on the unpaved portions of Neef and possibly Artesia, depending on the casino situation.

Note that the sections of road that are in the worst condition will not get an overlay this year. This is because we couldn't afford to overlay all cracking areas this year, and those sections will get overlaid next year (see 2001 Road Plans).

Asphalt work is scheduled for June 15th, and the slurry seal is scheduled for June 26th and 27th. Note that Shingle Springs Dr and Neef will be completely closed on the 26th and Tennessee and Rancheria will be completely closed on the 27th in order to accommodate the repair work needed. We apologize for the inconvenience.

We also plan to re-grade the unpaved portions of Artesia and possibly Neef, as well as do some ditching work. This will be done late summer if we receive enough money from past-due road dues. Cost of this work is expected to be somewhere around $5000.

Note that approximately 3.5 miles of our roads are in pretty good condition, and should last 5 years or more before needing any more maintenance after this year's work. The remaining 1.5 miles are where we experience most of our damage, and these areas will require some additional asphalt work over the next 5 years before we can get them into good condition. We define good condition as a road that experiences few potholes and requires maintenance of only a resurfacing coat (slurry seal) every 5-7 years.
